Mid-market rent is aimed at assisting people on low and modest incomes to access affordable rented accommodation – it is important however that prospective tenants are not discriminated against as a result of the source of that income, for example, through a work or state pension or social security contributions. At point of let, the maximum gross household income should not exceed £55,420 which is the current two-person equivalent median earnings in Scotland. Flexibility can be applied, for example, where there is a person in the household with a disability and with access to capital or other funds where it would result in a sustainable tenancy. Mid Market Rent receives different subsidy rates to build than Social Rent which therefore have different rent rates. Phases of the Dunbeg development contain more social rent.
